10 Pleasant Montana Towns Where You Can Buy A Home For $100K
If buying a home in Montana has become a pipedream due to soaring real estate prices, take solace in the fact there are several small communities where you can still get a single family home for about $100K. In fact, we found a surprising number of affordable options across Montana.
There WILL be some fixer-uppers on this list, but we made sure that all of the homes were livable and not tear-downs. Also, instead of including all types of real estate, we stuck solely with single family residences. (No condos, no mobile homes, etc.)
Certainly, several of these affordable homes will be found in smaller communities across the state. That may not be a feasible place to live for certain people. But if you own your own business, work remotely, or travel already for work - smaller towns might be extremely appealing.
CHINOOK, MT ($74,000 - 2 bed, 1 bath, 1273 square feet): Chinook makes this list for several reasons...the most obvious being the price of single family homes. But Chinook is a real town. It has stores, a city pool, medical facilities, and a cool location near the Milk River. It might be one of the most livable small towns in Montana.
SAND COULEE, MT ($74,900 - 1 Bed, 1 bath, 852 square feet): Yes, this is a tiny house in a tiny town, BUT, Sand Coulee is just a few miles outside of Great Falls. We included this fixer-upper for that reason...stores with plenty of home improvement supplies are not far away. There's no point in showing homes that require some work if there's no place within 100 miles to get the stuff.
SHELBY, MT ($75,650 - 3 Bed, 3 bath, 1554 square feet): Another fixer upper, this is one of the larger homes we were able to find for well below $100K. The pictures show a mess, but the home itself seems in decent shape...even if it's in desperate need of a dumpster run. Shelby is about 30 miles south of the Canadian border, with a population of over 3,000 people.
GLENDIVE, MT ($104,900 - 3 Bed, 1.5 bath, 2688 square feet): Glendive is located in eastern Montana, on the Yellowstone Rive, with a population of about 5,000 people. If rural life is appealing, Glendive is an excellent choice. You've got reasonable prices, the great outdoors, famous dinosaur finds, and the convenience of a real town. This was only one of several single family homes we found in Glendive for about $100K.
BUTTE, MT ($110,000 - 2 Bed, 1 bath, 616 square feet): Although quite tiny, this house (and a few others) are for sale in Butte in the $100K range. A bit dated and probably needs a bit of work, the home certainly looks livable. Plus, you'd be living in one of Montana's bigger cities if location is an absolute must.
In addition to these homes, we found single family homes for sale in Terry, Montana, Fromberg, Montana, Hardin, Montana, Cut Bank, Montana, Geyser, Montana, Sula, Montana, and Fairview, Montana that were listed at about $100K.
